Do I need permission to renovate my bathroom in a Dubai apartment?
I want to renovate my master bathroom in my JBR apartment — new tiles, walk-in shower, proper rainfall showerhead, and a floating vanity. Do I need permission from the building management or Dubai Municipality? My landlord owns the apartment and lives abroad.

If you own the apartment, you need approval from both your building management (for any works affecting shared infrastructure) and Dubai Municipality for structural changes. If you're a tenant, you also need written landlord approval. For a bathroom renovation involving new tiles, a walk-in shower, and a floating vanity: Building management: Yes, required for most Dubai buildings. Submit a renovation notification form (usually available from the building admin office) specifying the scope of work. This is mainly to protect the building's plumbing and prevent damage to shared systems. Dubai Municipality permit: Only required if you're moving plumbing drain points, removing walls, or changing the bathroom's footprint. A like-for-like renovation (same layout, new finishes) usually doesn't need a permit. Landlord approval (if renting): Yes, in writing. Send a detailed description via WhatsApp or email. For a tenant undertaking a renovation of this scale, also agree in writing whether the improvements remain when you leave.
