Fridge stopped working in furnished Dubai apartment — landlord or tenant responsibility?
The fridge that came with my furnished Dubai apartment has stopped working. My landlord is saying it's old and I need to replace it myself. The fridge was working when I moved in 18 months ago. Who pays?

Your landlord is wrong. Under UAE Law No. 26 of 2007, appliances present in a furnished rental apartment at the start of the tenancy — including the fridge — are the landlord's responsibility to maintain and replace when they fail through normal use. The fact that the fridge is old is not the tenant's problem. Normal mechanical failure due to age is precisely the kind of maintenance the landlord is legally obligated to cover. This is one of the most commonly disputed obligations in Dubai furnished apartments and landlords frequently make false claims about appliance responsibility. What to do: send a formal WhatsApp to your landlord today stating the fridge has failed through normal use, that it was present and working at the start of your tenancy, and that you require repair or replacement within 7 days. Keep the read receipt. If they fail to act, file a RERA maintenance complaint through the Dubai REST app.
