Can I install a new AC unit in my Dubai rental apartment without the landlord's permission?

In Dubai, installing a new AC unit in a rental property without your landlord's permission is not straightforward — and doing so without proper authorisation carries real risks.

Under Dubai tenancy law, any structural or permanent modification to a rental property requires the landlord's written consent. A split AC installation involves drilling through external walls for piping and cabling, which is considered a permanent modification. Carrying this out without permission gives your landlord grounds to demand restoration at your cost, or to withhold your security deposit.

The practical steps if you need additional cooling: first, contact your landlord in writing (email is fine) explaining the situation — inadequate cooling or a non-functioning unit. If the existing AC is faulty, the landlord is generally responsible for repair or replacement under UAE tenancy law. If you simply want to add supplementary cooling beyond what exists, request written permission and agree in advance who pays and who owns the unit on vacating.

Some landlords are amenable, particularly in older buildings where the existing AC capacity is insufficient. Getting this in writing protects both parties.

If your landlord is unresponsive to a genuine cooling problem, you can file a complaint with RERA — habitable temperature is a basic living standard requirement.

Portable AC units are an alternative that requires no installation and no landlord permission — though they are significantly less efficient and effective than split units in Dubai's extreme heat, and they vent through a window gap which reduces their effectiveness.

Always get landlord sign-off in writing before any AC installation in a rental property.
