Split AC units and ducted AC systems are both common in Dubai but they work very differently and suit different types of properties.
A split AC has two components: an indoor wall-mounted unit and an outdoor compressor connected by refrigerant pipes. They cool one room at a time and are standard in many older Dubai apartments and smaller villas. Easy to install and maintain, but you need one per room and they are visible on the wall.
A ducted (central) AC system uses a single outdoor unit connected to a network of ceiling ducts, with grilles in each room. The whole property is cooled from one system controlled by a central thermostat or smart controller. This is standard in newer Dubai villas and premium apartments. It looks far cleaner and is easier to control.
For a large villa (4+ bedrooms), ducted systems are almost always the better choice. The cost of running and servicing multiple split units often exceeds the cost of maintaining a single ducted system over time.
The key maintenance difference: ducted systems require annual professional duct cleaning to prevent dust and allergen buildup circulating through the property. Split units need filter cleaning every 2-3 months and a professional service annually. In Dubai's dusty environment, do not skip either.
If you are replacing or upgrading, always get a load calculation done before specifying a new system. Undersized units are one of the most common and costly mistakes in Dubai.
